All our calculators use verified, industry-standard formulas. We don't invent our own metrics or use proprietary black-box calculations. Cap rate is (NOI ÷ Property Value) × 100. Cash-on-cash return is (Annual Cash Flow ÷ Total Cash Invested) × 100. Simple, transparent, and universally accepted.
